How we calculate it
The base loan is the price minus the down payment. FHA charges an upfront mortgage insurance premium of 1.7500000000000002% of the base loan, which most borrowers add to the loan. Monthly principal and interest use the fixed-payment formula on the final loan amount.
The annual mortgage insurance premium is a percentage of the base loan, paid monthly, and comes from HUD’s table: for a term over 15 years and a base loan up to the national conforming limit it is 0.50% when the loan-to-value is 95% or less and 0.55% above that (0.70% and 0.75% for larger loans). For a term of 15 years or less it is 0.15% up to 90% loan-to-value and 0.40% above. Property tax is the price times the yearly rate divided by 12, insurance is the yearly cost divided by 12, and HOA dues are added as entered.
Assumptions and limits
- FHA requires at least 3.5% down for most borrowers, and a lower credit score can require more. With 10% down or more the annual premium ends after 11 years; with less it lasts as long as the loan.
- The rates are from HUD Mortgagee Letter 2023-05 (effective March 20, 2023). The base loan threshold is the national conforming loan limit. Lenders may price differently, so check your quote.
- The FHA loan limit for a one-unit home is $541,287 in most counties and up to $1,249,125 in high-cost areas (2026).
- Closing costs, credit rules and the property standards FHA requires are not included.
Frequently asked questions
What is the minimum down payment for an FHA loan?
It is 3.5% of the price for borrowers who meet the credit score requirement. Lower scores may need 10% down.
What is FHA mortgage insurance?
It protects the lender, not you. You pay a one-time upfront premium and a yearly premium that is billed monthly. It raises the cost compared with a conventional loan with 20% down.
Can I get rid of FHA mortgage insurance?
With less than 10% down it usually stays for the whole loan. With 10% or more down it can end after 11 years. Refinancing into a conventional loan can also remove it.
FHA or conventional?
FHA suits buyers with a smaller down payment or a lower credit score. A conventional loan can cost less if you have a larger down payment and a strong score, because its insurance can be cancelled.
