How we calculate it

The base loan is the price minus the down payment. The VA funding fee is a percentage of the base loan: 2.15% for a first-time borrower with under 5% down, 1.5% with 5% to under 10% down, and 1.25% with 10% or more. Later use with under 5% down costs 3.3000000000000003%.

Monthly principal and interest use the fixed-payment formula on the loan including a financed fee. Property tax, insurance and HOA dues are added as in the mortgage calculator. A VA loan has no monthly mortgage insurance.

Assumptions and limits

  • Funding fees shown are for purchase loans. Refinances and certain other loans have different rates.
  • Borrowers who receive VA disability compensation, and some others, do not pay the fee: choose "Yes" for exempt.
  • Eligibility, the VA entitlement, property standards and closing costs are not included. Your lender confirms these.
  • Fee rates are from the VA website for 2026 and can change; they are flagged for review in the tax data file.

Frequently asked questions

Does a VA loan need a down payment?

Not usually. Eligible borrowers can buy with no down payment, within the lender’s limits. A down payment of 5% or 10% lowers the funding fee.

What is the VA funding fee?

A one-time fee that helps fund the VA loan program. It can be paid at closing or added to the loan. It is waived for veterans with a service-connected disability rating and some others.

Is there mortgage insurance on a VA loan?

No. VA loans do not have monthly mortgage insurance, which is a big part of their savings compared with FHA or a low-down-payment conventional loan.

Who can get a VA loan?

Veterans, active-duty service members, National Guard and Reserve members who meet service requirements, and some surviving spouses. A Certificate of Eligibility confirms it.
