How we calculate it

The effective rate is the tax a typical homeowner pays divided by what the typical home is worth. The Census Bureau publishes both numbers for every state in the American Community Survey (2025): the median real estate taxes paid and the median home value.

Estimated yearly tax = home value × rate. Monthly tax is a twelfth of that. Typical rates run from about 0.26% in Hawaii to about 1.92% in Illinois.

A state rate is an average over every county and town in the state, so your own bill can be quite different. Counties, cities and school districts set their own rates, and assessed value is often below market value.

Assumptions and limits

  • Rates are derived from Census Bureau ACS 2025 1-year estimates for owner-occupied homes. They describe the typical home in the state, not your home.
  • Exemptions (homestead, senior, veteran), assessment caps and recent purchases change the real bill. Type your local rate and your assessed value for the best estimate.

Frequently asked questions

Which state has the highest property taxes?

By the typical effective rate in the Census data, Illinois is highest at about 1.92%, and Hawaii is lowest at about 0.26%.

Why is my real property tax different from this estimate?

Rates vary by county, city and school district, and the tax is charged on assessed value, which may be lower than market value. Exemptions and caps also change it. Use your local rate for a closer figure.

How is property tax calculated?

Your local government multiplies your property’s assessed value by the local tax rate (often stated as a millage rate, where one mill is $1 per $1,000 of value). Some places subtract exemptions first.

Do I pay property tax if I have no mortgage?

Yes. Property tax is owed whether or not there is a mortgage. With a mortgage, it is usually collected monthly with your payment and paid for you from an escrow account.

Can I deduct property tax on my federal return?

If you itemize, state and local taxes, including property tax, are deductible up to a cap. Check the current IRS rules or ask a tax professional.
