How we calculate it

The balance after N periods at a rate i per period is FV = PV × (1 + i)^N + PMT × (1 + i × t) × ((1 + i)^N − 1) ÷ i, where i is the yearly rate divided by the periods per year and t is 0 for payments at the end of a period and 1 at the start. The calculator rearranges this to solve for whichever value you choose. The number of years and the rate have no simple rearrangement for every case, so the years come from a logarithm and the rate is found by repeated halving.

Money that goes into the account is positive and money you owe is negative. For example, 100 a month at 5% for 10 years grows to 15,528.23. To find the payment on a 200,000 loan at 6% over 30 years, enter a present value of −200,000, a future value of 0 and solve for the payment, which is 1,199.10.

Assumptions and limits

  • Payments and compounding happen at the same frequency, which you choose in the list.
  • If more than one interest rate could fit your numbers, the one closest to zero is shown. If no rate fits, the calculator says so. Check that money you owe has a minus sign.
  • It has no taxes, fees or inflation. For a single lump sum use the future value or present value calculators.
  • Interest earned shows the growth beyond what you paid in. It is negative for a loan, where it shows the interest you pay.

Frequently asked questions

What do negative numbers mean here?

A negative present value is money you owe, such as a loan. Payments and the ending amount keep their own signs, so a loan has a negative starting amount, positive payments and an ending amount of 0.

How do I find a loan payment with this calculator?

Choose Payment each period as the value to solve for, enter the loan as a negative present value, the interest rate, the years and a future value of 0. A 200,000 loan at 6% for 30 years monthly gives 1,199.10.

Why does it say no interest rate fits?

The amounts you entered cannot be produced by any rate, for example when the ending amount is smaller than the money you put in and the sign of a value is wrong. Check the signs and the amounts.
